We work together with our investors on a three-step process that may take from 12 to14 months for the project completion:

Lot selection

There are several factors to consider for high profitability when it comes to the Lot selection. Besides Location, it is important to determine how fast can construction start, based on the lot preparation. Does the lot need a Seawall? Are there Trees to remove? Is there an Owl or nest at the lot and we need to submit a permit.

DEVELOPMENT

We discuss different home models with our investors. Currently, the 2500-2700 sq/ft models provide a very interesting return based on previous analysis and past projects. The Construction process is divided in two phases: permits and constructions. Permits may take 4 months and construction up to 5 months. One of the greatest competitive advantages with other Real Estate Markets is that Cape Coral Developments need only a deposit of less than $10,000 to start the process and once it is finished the remaining balance.

Final Sale

Once construction is finalized, we proceed with the Home Sale. We generate several reports to determine best pricing and at the same time to analyze competition. Depending on how the market is, we can also do Open Houses. From our experience once the home is sold, investors want to start with the next project right away.
